What happens after the consultation, and when.
Timeline
Public consultation is a statutory requirement in Scotland for major developments and the first public consultation event is undertaken at an early stage in the planning process. Here is what happens next:

First In-Person Public Consultation Event
Drop in to Summerhall, 1 Summerhall, Edinburgh EH9 1PL to view the proposals and speak to the project team.

02 Friday 23rd October 2026
First Round of Public Consultation Closes
Last day to submit feedback to the first round of consultation.

03 October – November 2026
Project Team Review Feedback
The project team reviews all comments and considers changes to the proposals.

04 Wednesday 11th November 2026 (TBC)
Second In-Person Public Consultation Event
The project team will present what changes have been made following the first round of consultation and how the proposals have evolved prior to the scheme being finalised and the planning application submitted.

05 Friday 27th November 2026
Second Round of Public Consultation Closes
Final day to submit all feedback to the public consultation.

06 December 2026 – January 2027
Project Team Review Feedback
The project team reviews all comments made and finalises the scheme for submission to the Council.

07 Early 2027
Detailed Planning Application Submitted to The City of Edinburgh Council
All technical supporting documentation has been finalised, alongside the architectural plan pack, which will be submitted to the Council for consideration.

Post Application Submission
A Pre-Application Consultation Report will be submitted alongside the planning application, setting out the public consultation and stakeholder engagement undertaken and explaining how feedback received has been considered. For major planning applications, the determination period is 4 months and includes a 21-day consultation period, during which the public can submit formal views to the Council on the proposed development. This will also include consultation with statutory consultees, such as Historic Environment Scotland.
